Why Is This $25000 Grant Important For First

The Downpayment Toward Equity Act is built so first-time home buyers can purchase homes, grow roots, and increase their household wealth.

The bills opening paragraph states its goal:

To provide downpayment assistance to first-generation home buyers to address multi-generational inequities in access to homeownership, and narrow and ultimately close the racial homeownership gap in the United States, and for other purposes.

The Downpayment Toward Equity Act of 2021

The bill also reduces racial disparity.

Real estate holds $21 trillions in value which makes home equity is the largest wealth source in the United States.

Today, homeowners are overwhelmingly white. The homeownership gap between white and Hispanic households is currently 25 percentage points, and the difference between white and black households is currently 30 percentage points.

The Downpayment Toward Equity Act levels the playing field for disadvantaged groups. Its the most powerful piece of housing legislation since 1968s Fair Housing Act and Housing & Urban Development Act.

The program makes homes more affordable to disadvantaged buyers, and incentivizes long-term homeownership.

What Is A First

A first-time home buyer grant is a specific grant type designed to create new homeowners nationwide. Governments award grants on the local, state, and federal level and charitable and housing foundations nationwide.

Grants dont require repayment because the grant recipient performs a public good. For first-time home buyers, that public good is homeownership.

Homeownership is the keystone of the U.S. economy because homeowners:

  • Stabilize neighborhoods of all shapes
  • Increase prosperity within all communities
  • Build generational wealth within families

According to government research, $10,000 grants to first-time home buyers can increase homeownership by 34 percent, so its no surprise that Congress recently introduced eight bills promoting grants and tax credits for first-time home buyers, including the LIFT Act.

When homeownership rates rise, its a greater economic good.

Will The Downpayment Towards Equity Act Become Law

Biden’s $25,000 and $15,000 First-Time Home Buyer Programs [October 2021 Update]

The Downpayment Toward Equity Act is unlikely to pass into law prior to the November 2022 midterm elections because getting cash grants to home buyers requires logistics, which are currently undefined.

There are no rules by which the government distributes grants to state agencies, nor for states moving money to local title companies. Until those rules are written, the bill remains stalled.

There are versions of the bill in the House and the Senate. Neither has been brought to a vote.

What’s The Difference Between A Loan And A Grant For A Home

You’ll have to pay back a home loan over a specified period of time, but a grant essentially is a gift you don’t have to repay. You may have to meet certain ongoing requirements to qualify for your grant, but repayment isn’t one of them. Most grants only fund a portion of your home purchase, so you will probably still need a loan even if you qualify for a grant.
