Housing program helps teachers, public servants buy their dream homes

Teachers are the backbone of society. As an educator, you mold the minds of future leaders. Yet because of your salary, you may need affordable housing. Buying a home anywhere, especially in metro areas, requires a lot of planning and patience. With rising housing costs, the largest hurdle most homebuyers face is finding a way to finance a home. But the good news is there are plenty of grants and home buying programs for teachers that can help make your homeownership dream a reality.

Extra Credit Teacher Home Purchasing Program

The Extra Credit Teacher Home Purchase Program is a teacher home buying program provided by the California Housing Finance Agency . This home buying program is aimed at providing down payment assistance for teachers, administrators, classified employees, and staff members who qualify.

The ECTP provides a deferred home loan for teachers who are eligible applicants. These loans range between $7,500 and $15,000. It is important to note that this junior loan can only be combined with an eligible CHFA first mortgage loan.

Eligibility Requirements

To qualify for this program, you must be a first-time homebuyer and you must be employed in a county/continuation or high priority school in California. Youll also need to complete a counseling course in homebuyer education.

There are certain requirements for the property you intend to purchase that must also meet. The property must, for example, be your primary residence and must be under the price limits set by the CHFA. Only certain property types are also eligible, such as single-family houses or one-unit residences.

Decide How Much Home You Can Afford

You might be surprised at how big of a loan amount you are approved for, but that doesnt mean you can necessarily afford that much. When talking about home affordability, you need to take into consideration all your outstanding debts, like car payments or student loans, your income, and expenses like groceries and electric bills.

The general rule of thumb is the 28-36 rule. This means that your monthly expenses should not take up more than 28% of your monthly income, and your total monthly debt should not make up more than 36% of your monthly income. We have a worksheet you can complete to calculate how much home you can afford here.

Teacher Next Door Program

The Teacher Next Door program helps teachers, administrators and educational support staff, including coaches, maintenance staff and bus drivers, find housing assistance programs and benefits. Teacher Next Door directly offers eligible home buyers grants of up to $6,000, which don’t have to be repaid. The program’s counselors can also connect you with down payment assistance of up to $10,681.

Other perks can include discounted title insurance fees, an appraisal rebate and a real estate agent rebate if you use a buyer’s or seller’s agent chosen for you by Teacher Next Door or you’re already working with an agent affiliated with the program. Not all of the programs are available in every state, so after you complete a pre-application form, you’ll be contacted with eligibility information.

You don’t pay for Teacher Next Door’s services, so what’s the catch? Teacher Next Door isn’t a government program or a nonprofit it’s a private agency. In order to take advantage of its services and benefits, you’ll work with one of its two partner lenders. That means that you won’t be able to shop for a lender or compare rates.

That said, completing the Teacher Next Door pre-application doesn’t have any negative impact , so it could be worth it to pre-apply and speak with a representative to learn about your eligibility. Depending on your circumstances and your priorities, you might decide that trade-off is outweighed by the programs grant and/or down payment assistance.

Local Grants And Loans To Buy A House

Some home buying grants or DPAs are from non-profit organizations that connect people with affordable housing. But the majority of down payment grants and assistance programs come from state Housing Finance Agencies .

These agencies receive federal grants each year to help home buyers with down payments and closing costs. They might offer aid in the form of a:

  • Grant
  • Forgivable loan
  • Second mortgage

Unless you qualify for help from one of the sources listed below, your starting point for down payment assistance should be your local government agency or housing authority.

How do you get in touch with that? The National Council of State Housing Agencies has a webpage that lists them all with links to each HFAs website.

Get An Offer For A Home Accepted & Close

Depending on the demand for homes in your area, you may not have much time to decide whether or not to put in an offer on a home. In that scenario, youll still want to carefully consider the offer price and what buyer protections you include or omit from the contract. For nearly two years, bidding wars for homes have been more common, so you may end up having a number of offers rejected before getting one accepted.

Once your offer is accepted, youre one step closer to becoming a homeowner. But youll still need to go through the closing process, which involves mortgage underwriting, an appraisal, and possibly several inspections. Closing on a home typically takes 30 to 60 days.

Energy Efficient Mortgage Program

With this program, you can roll the cost of any energy-efficient improvements into your FHA mortgage. This wont change your minimum down payment requirements, and the money financed for the EEM package wont affect your loan limit. Youll need to work with your mortgage lender to determine how much of an EEM benefit you qualify for.

Find Out What Assistance Is Available

There are thousands of homebuyer assistance programs in the U.S. and nearly all of them serve a specific state or locality. Taking advantage of these programs can help you speed up your timeline for a home purchase.

Youll want to find out which programs are available in the area where youre looking to buy. A quick Google search is a good place to start, but also talk to the local government housing agency or a HUD-certified housing counselor to ensure youre not missing any programs.

Once you know what programs are in your area, find out which ones you qualify for. Some homebuyer assistance programs have income limits, only work with specific lenders, or may only be available for certain areas or neighborhoods within a state or city. Grants are available for purchasing into senior-citizen communities, mobile or manufactured home parks, apartment buildings, or recreational vehicle parks. There are a number of grants available for purchasing commercial property, for land development, and for rental housing projects. The kind of home youre hoping to buy can be either from new construction, or it can be an existing home with a long history in a given neighborhood.

Grants For Buying A Home

Homewood City Schools Foundation awards teacher grants ...

When we talk about grants for buying a home, what were really talking about is down payment assistance .

There are more than 2,500 down payment assistance programs across the United States. Some of these are grants, while others are loans that may not have to be repaid .

The money offered can be used for your down payment as well as for closing cost assistance until you move, sell, refinance or pay down your home loan.

DPA programs often exist to help first-home buyers, low-income families, or otherwise disadvantaged buyers. However, each home buying grant program has its own eligibility requirements, and some are more wide-reaching than others.

These programs can put homeownership within reach for buyers who might otherwise be locked out of the real estate market.

Grants To Buy A House From Your Mortgage Lender

Mortgage lenders dont typically give away cash to homeowners. But some do. So its worth asking about first-time home buyer programs when youre shopping for a mortgage loan.

For example, Bank of America offers qualified mortgage borrowers help in two ways:

  • Up to $7,500 for closing costs: This is mostly for nonrecurring closing costs, such as title insurance, recording fees and appraisals. But the grant may also be used to purchase discount points that buy you a lower mortgage interest rate
  • Up to $10,000 for down payment assistance: But only in specified geographical areas. The actual caps are 3% of the purchase price with a maximum of $10,000, whichever is the lower

Dont expect most lenders to be so generous. But its worth exploring your needs with one.

Even if your mortgage lender cant help you itself, it may point you toward a local program that could provide worthwhile assistance.

Classes And Extra Credit

  • Teachers must meet credit score requirements for the conventional loan or government-backed loan program used to finance the purchase. The FHA requires a 500 minimum score with 10 percent down, or 3.5 percent with at least a 580 credit score. However, FHA lenders may impose more stringent credit score guidelines, such as 640, to qualify for a 3.5 percent down payment. HUD also requires teachers to complete an approved homebuyer education class as part of the Good Neighbor Next Door Program.
