The ECTP provides a deferred home loan for teachers who are eligible applicants. These loans range between $7,500 and $15,000. It is important to note that this junior loan can only be combined with an eligible CHFA first mortgage loan.

Eligibility Requirements

To qualify for this program, you must be a first-time homebuyer and you must be employed in a county/continuation or high priority school in California. Youll also need to complete a counseling course in homebuyer education.

There are certain requirements for the property you intend to purchase that must also meet. The property must, for example, be your primary residence and must be under the price limits set by the CHFA. Only certain property types are also eligible, such as single-family houses or one-unit residences.

Vas Disability Housing Grants

If youâre a veteran or service member with certain service-connected disabilities, you may qualify for a U.S. Department of Veterans Affairs disability housing grant.These grants can help you buy a home, or renovate your current home to meet your needs.

Depending on your specific disability, you may qualify for one of two grants.

The Specially Adapted Housing grant allows veterans and service members to buy, build, or renovate their homes. In 2021, the maximum grant amount is $100,896, or $40,637 if youâre living in temporary housing.

The Special Home Adaptation grant also provides funding for purchasing, building, or renovating a home. In 2021, the maximum grant amount is $20,215, or $7,256 if youâre living in temporary housing.

If you receive either of these grants, you donât have to use the funding all at once â it can be spread over up to six separate transactions over your lifetime.

Decide How Much Home You Can Afford

You might be surprised at how big of a loan amount you are approved for, but that doesnt mean you can necessarily afford that much. When talking about home affordability, you need to take into consideration all your outstanding debts, like car payments or student loans, your income, and expenses like groceries and electric bills.

The general rule of thumb is the 28-36 rule. This means that your monthly expenses should not take up more than 28% of your monthly income, and your total monthly debt should not make up more than 36% of your monthly income. Teacher Next Door Program

The Teacher Next Door program helps teachers, administrators and educational support staff, including coaches, maintenance staff and bus drivers, find housing assistance programs and benefits. Teacher Next Door directly offers eligible home buyers grants of up to $6,000, which don’t have to be repaid. The program’s counselors can also connect you with down payment assistance of up to $10,681.

Other perks can include discounted title insurance fees, an appraisal rebate and a real estate agent rebate if you use a buyer’s or seller’s agent chosen for you by Teacher Next Door or you’re already working with an agent affiliated with the program. Not all of the programs are available in every state, so after you complete a pre-application form, you’ll be contacted with eligibility information.

You don’t pay for Teacher Next Door’s services, so what’s the catch? Teacher Next Door isn’t a government program or a nonprofit it’s a private agency. In order to take advantage of its services and benefits, you’ll work with one of its two partner lenders. That means that you won’t be able to shop for a lender or compare rates.

That said, completing the Teacher Next Door pre-application doesn’t have any negative impact , so it could be worth it to pre-apply and speak with a representative to learn about your eligibility. Depending on your circumstances and your priorities, you might decide that trade-off is outweighed by the programs grant and/or down payment assistance.

The FHA requires a 500 minimum score with 10 percent down, or 3.5 percent with at least a 580 credit score. However, FHA lenders may impose more stringent credit score guidelines, such as 640, to qualify for a 3.5 percent down payment. HUD also requires teachers to complete an approved homebuyer education class as part of the Good Neighbor Next Door Program.
