Not A First Time Home Buyer Will I Qualify

Bank of America grant to aid in the on

Also, you don’t have to be a first time home buyer, which is really nice. If you’re selling your home and looking to move into something else and you need a little extra cash, this can be a really great program for you. Especially if you have a lot of equity tied up in your current home and you can’t access it before you end up selling your current home.

The Kansas Housing Resources Corporation has a first-time home buyer down payment assistance program. However, purchases within the city limits of Topeka, Wichita, Lawrence, and Kansas City, and in Johnson County, are not eligible for help.

  • If you qualify, you could get a loan of 15-20% of your homes purchase price, depending on your income. And that loan should be progressively forgiven over time, meaning it could end up costing you nothing
  • You must make a minimum investment of 2% of the purchase price. For a $200,000 home, 2% equals $4,000

Look For Different Options

And this is why I highly recommend that. Even if you’re looking at this program and you’re like this. I really want to look at this and apply for it and see if I can get it. You still need to shop around and explore different lenders and see what they can offer you because there’s no point in just looking at one loan. There’s no harm in looking at the different options that you have available to you.

How To Find Down Payment Assistance Near You

Down payment assistance programs are usually very localized. There are a few national DPAs and many statewide ones, but the majority are run at a city or county level.

The best way to find down payment assistance programs for which you qualify is to speak with your loan officer or broker. They should know about local grants and loan programs that can help you out. Theyll also know which programs the lender can accept .

If you want to do some research on your own, you can also Google down payment assistance grants in . This will help you find current programs specific to your area that you might be able to apply for.

Bank Of America’s Grant

Bank of America now has two grants, a down payment grant and closing costs. Grant totaling $17,500 is the maximum amount you can get in help for your down payment or closing costs. Now, normally I’m a little bit hesitant to recommend down payment assistance programs. Most of the time, because they can be more costly. They can tend to have higher rates, they have extra fees and they can lock you into a property and require some form of repayment in the future. However, this is one of the only down payment programs and closing costs, help programs that have seen the. Really good. So we’re going to cover the ins and outs of these two grants.

What We Can Potentially Lose When There’s Delay

At that point, it’s up in the air. The seller could say, Nope, we’re going to move on to another offer or they can accept it. So what can be difficult here is that.

If we work with the lender, who’s not nailing our contract close time. That’s when we can run jeopardy again of losing earnest money, losing the inspection money that we put up because maybe we won’t be able to get the house. If the seller doesn’t move forward with accepting our external.

Would There Be Repayment

There’s no repayment. This is the gold thing here about this down payment grant. A lot of down payment grants that I’ve seen. Normally what they’ll do is they’ll say you have to live in the home for five years. If you move, if you sell refinance within that period of time, you have to pay back all or a portion of that down payment grant.

And with this grant that I’m seeing here, that’s just not the case. There’s no tied repayment onto this, also, there’s no cash back in excess of your earnest money deposit. You can’t just receive extra cash at the closing table. They’re not going to hand you over a check. They’re going to cap it to what your actual down payment is, what your actual closing costs.

My advice is to stay in daily communication with your loan officer. I’m just praying that my seller accepts this recent extension. And here’s the big problem with a lender being slow is it’s not just an inconvenience.
